Recurring backups, aging pipe, damaged sewer sections, and underground failures can require more than another temporary drain fix. Sewer line repair in Puyallup, WA with Bob’s Property Solutions combines pipe-related work with the excavation needed to reach it, accounting for line depth, access, surface improvements, trench space, and the affected section of sewer.
A sewer problem may show up inside the building, but the damaged section can sit several feet underground and well away from the visible symptom. Repair planning has to connect the pipe problem with the ground above it.
Our sewer repair services account for line depth, likely repair location, equipment access, trench space, nearby landscaping, driveways, structures, and the route of the sewer service line before excavation begins.
Because the repair happens underground, our broader property solutions can also support projects where pipe work connects with grading, clearing, or other ground disturbance.
A damaged joint, failed section, aging sewer lateral, and collapsed sewer line do not create the same repair scope. The condition and location of the pipe determine whether a focused repair or broader replacement makes more sense.
A damaged sewer pipe may require excavation around the affected section so the failure can be exposed and repaired without opening more ground than the project requires.
Sewer line replacement may be appropriate when deterioration extends beyond a small repair area or the existing line no longer provides a practical basis for continued spot repairs.
Sewer pipe replacement focuses on removing or replacing failed pipe sections where cracks, collapse, deterioration, or recurring problems indicate that the existing material needs to be renewed.
Sewer lateral repair addresses the private line carrying wastewater from the property toward the larger sewer connection, depending on the location and nature of the damage.
A collapsed sewer line can restrict or stop normal flow and may require excavation to reach the failed section, remove damaged material, and install replacement pipe.
Underground sewer repair combines pipe work with controlled sewer excavation so the damaged line can be reached while accounting for depth, access, nearby improvements, and disturbed soil.
One slow drain may have a simple cause. Repeated issues across the property, changes in the yard, or recurring backups can point toward a problem somewhere along the sewer service line.
Repeated backups after temporary clearing can indicate that the underlying restriction, damaged section, or pipe condition has not been fully resolved.
When multiple fixtures begin draining poorly at the same time, the issue may extend beyond one isolated fixture or branch line.
Persistent sewer odors around drains, exterior areas, or portions of the property can justify investigating whether a damaged or compromised line is involved.
Unexplained soft soil, wet patches, or localized settlement along a sewer route can sometimes accompany underground pipe problems and should not be ignored.
Aging pipe that repeatedly develops problems may reach a point where sewer line replacement becomes more practical than continuing isolated repairs.
Root intrusion, settlement, or shifting soil can place stress on a sewer service line and contribute to cracking, separation, or restricted flow.
Sewer work depends on locating the affected route and reaching it without opening more property than necessary. Depth, surface features, access, and trench space all influence how the excavation is approached.
We establish where the sewer problem is believed to be and how that section relates to the building, service route, and surrounding improvements.
Line depth, equipment access, driveways, landscaping, structures, and available working room help determine how the repair area can be reached.
Our excavation services open the required section so the damaged sewer pipe can be accessed for repair, pipe replacement, or line replacement as needed.
After the underground work is complete, excavated material is returned or handled according to the project scope, leaving the disturbed area ready for any additional surface work required.
A shallow repair beneath open soil is different from a deeper line beneath landscaping, developed surfaces, or restricted access. Pricing reflects both the sewer work and what must happen to reach the damaged section.
Pricing can be affected by:
Someone searching for sewer line repair near me or sewer line replacement near me may find broad ranges, but useful pricing depends on where the pipe sits, how much of it is affected, and what lies above it.
Underground work naturally raises questions about how much digging is required, whether the pipe can be repaired, what happens to landscaping, and how the trench will be handled once the sewer service is restored.
A: The decision depends on the location, extent, and condition of the damaged sewer pipe. A localized failure may support repair, while widespread deterioration, repeated failures, or a collapsed sewer line may make sewer line replacement the more practical scope.
A: Not every sewer issue requires the same approach, but underground sewer repair often involves excavation when damaged pipe must be physically exposed. Line depth, location, surrounding surfaces, equipment access, and the repair method all influence how much ground needs to be opened.
A: The disturbed area depends on pipe depth, repair length, access, trench width, and what sits above the sewer route. We plan excavation services around the required working area rather than assuming the entire yard needs to be opened.
A: Yes. When future construction, grading, or landscaping could cover the sewer route, completing underground work first may preserve better access. Site preparation services can then account for the repaired line as other improvements reshape or develop the surrounding property.
A: When vegetation, stumps, or unwanted trees occupy the required excavation route, land clearing services may be needed before the sewer repair contractor can reach the line. The clearing scope should stay limited to the access and working area required.
Sewer work happens below the surface, but property owners experience everything above it. Access, communication, excavation limits, disturbed ground, and how the work area is handled all shape the project from start to finish.

We have worked with Bob three times in the past five years. He does amazing work and he has a great personality to boot. He helped us years ago with a precarious neighboring tree situation that needed quick attention. He came out the day I called, gave us a very reasonable quote and was back the next morning with crew to take care of it. Recently he's helped us clear about 1/3 acre of blackberry, trees and brush and then we had him back to compact it and level it all out so we can plant grass/clover on it. It looks SO good! He responds quickly to calls and messages, he's very friendly, his communication is awesome, his equipment is top grade and he's a pro at what he does. We love Bob and his little dog too. 🙂Posted on Google![]()

Long overdue review. Didn't realize I never shared how awesome Bob is. We bought a house out in Roy a few years back. The back yard was trees and brush but we wanted a big lawn out back. Bob came out and cleared the entire area. He then used his cool grinder to grind down the trees stumps. Then brought in dump trucks full of dirt and leveled it all off with his bobcat. Soon after we had it seeded and had our lawn! Bob got it all done in a day. Didn't overcharge us. Great service. I'd highly recommend him for anything!!!Posted on Google![]()

It had been tricky to get someone out to do the work I needed done in my yard – Bob was the first and only person to return my call, and promptly. I'm having a shed delivered and built in a few weeks and needed the prep work done fast. He worked with my chaotic schedule, came out and gave an extremely fair quote, and got me on the books to come complete the work the very next week. I'm new to some of these "building" terms and he gave me sound advice on what he would recommend for this or that along the way. His extensive experience was so appreciated and I trusted it completely. Reading other reviews is what made me reach out to Bob – I hope my review will encourage you to reach out to him! He really takes the time to do the job right. He's efficient, timely, and even went above and beyond to remove some pesky blackberries and move some stones from an old fire pit that I wanted to save. I have more work to be done in the yard and I won't hesitate to call him again!
Bob’s Property Solutions provides sewer line repair in Puyallup, WA for residential and suitable light commercial properties throughout Pierce County and nearby Puget Sound communities.
As a sewer repair company and sewer line contractor, we look at the pipe problem, excavation route, line depth, and surrounding property before defining the repair or replacement scope.
The damaged pipe may be the reason for the project, but depth, soil, access, roots, landscaping, and existing improvements can determine how difficult that pipe is to reach and replace.
As pipe depth increases, the trench must accommodate more soil movement and enough working room to expose the sewer line safely and effectively.
Side yards, fencing, structures, landscaping, and narrow approaches can reduce the machinery options available to reach an underground repair area.
Driveways, planting beds, lawns, or other developed areas may occupy the ground directly above the sewer lateral, adding another consideration before excavation begins.
Trees and established roots can occupy the same ground as the sewer route. Access may require careful clearing when root mass or vegetation physically blocks excavation.
An aging line may contain several weak points rather than one isolated break. A sewer replacement contractor may therefore evaluate whether broader pipe replacement is more appropriate than another spot repair.
Once the pipe is repaired, the trench still has to be backfilled, and the disturbed area addressed. Additional grading or site preparation services may be appropriate where the surface needs more than basic trench closure.
If recurring sewer problems, aging pipes, or a damaged line point toward repair or replacement, Bob’s Property Solutions can assess the excavation requirements and define a practical scope for reaching and addressing the affected sewer section.
